The proposed residential addition complies with setbacks, site plan requirements, and is located on a legal lot in accordance with the Teller County Land Use Regulations. The guest house was approved by the Planning Commission on August 12, 2025, subject to the following conditions:
A building permit shall be obtained for construction of the guest house above the existing detached garage.
The project shall comply with CORE’s regulations for guest house construction.
The guest house shall be used only by family members and non-paying out-of-town guests.
All outdoor lighting shall be fully shielded and downcast, consistent with the Land Use Regulations.
All representations made by the applicant in the application and during the hearing are binding.
The applicant is required to adhere to these conditions as part of the permit approval. Note: Page 9 of the plans indicates a kitchenette, which is a requirement. The property is not located in or adjacent to a designated floodplain.
